The Shops at Broad is still more than a year away from opening but Mansfield is already preparing for the shoppers that will descend on the 500,000 square-foot lifestyle center at the northeast corner of U.S. 287 and East Broad Street.
The first of those preparations will come in the form of road construction set to begin Nov. 1 that will widen East Broad Street between 287 east to Cannon Drive from a four-lane, divided parkway to a six-lane, divided parkway.
Among the other improvements are a traffic signal at Regency Parkway and East Broad Street and dual left-turn lanes on eastbound East Broad Street at Cannon Drive.
“This section of East Broad Street will be a completely reconstructed concrete roadway, not only improving traffic flow for The Shops at Broad but giving this stretch of East Broad Street a badly needed makeover,” said Bart VanAmburgh, director of public works. “Obviously the new retail and commercial development at this intersection will generate more traffic. Our goal is to make entering and exiting the center safe and efficient.”
When work begins Nov. 1, drivers will be rerouted to the eastbound lanes with two-way traffic while construction begins on the westbound lanes. A temporary traffic signal will be installed at Regency Parkway to provide for traffic entering East Broad from Regency.
City engineers say they expect work on the westbound side to be completed April 1, 2018, and traffic rerouted to the new roadway while the eastbound lanes are rebuilt and expanded. The entire project is expected to be completed by Aug. 15, 2018.
In addition to the reconstruction and expansion on East Broad Street, plans call for extending Regency Parkway south to Heritage Parkway. It will continue to be a four-lane, undivided roadway. Crews will also make water infrastructure improvements as part of this project. The Regency extension is expected to be completed by April 2018.
The Shops at Broad is a 500,000 square-foot retail, lifestyle center set to open in Fall 2018. Site work has begun on the project, which also includes the Mansfield StarCenter hockey facility, that will open in September 2018.
